Cost Estimate Disclaimer

All estimates on homeadditioncalc.com are for planning and budgeting purposes only. They are not contractor quotes, professional assessments, or guarantees of final cost. Always obtain multiple licensed contractor bids before committing to any project.

What the estimates represent

Our estimates represent the midpoint cost for a typical home addition project of the specified type, size, and quality level in your region, based on industry cost data updated quarterly. "Typical" means median market conditions — not the cheapest contractor in your area and not the most expensive.

Why actual costs may differ

  • Site conditions: soil type, slope, drainage, and existing foundation condition all affect cost and can only be assessed in person.
  • Local market conditions: contractor availability, seasonal demand, and local material costs fluctuate independently of regional averages.
  • Project complexity: unusual architectural features, tight access, or HOA requirements add cost that no general calculator can capture.
  • Permit requirements: local codes vary significantly. Some municipalities require additional inspections, engineering stamps, or variances.
  • Existing structure: older homes often reveal hidden issues (outdated wiring, asbestos, inadequate framing) during construction.

Our recommendation

Use our estimate to determine if a project is in the right ballpark for your budget before spending time getting contractor quotes. Once you're ready, get at least three quotes from licensed, insured contractors who've visited your site. The estimate you see here should help you spot outliers — quotes that are either suspiciously low or far above market.
